Terms & conditions
These terms cover use of this site and the basis on which we quote and confirm residential letting services.
About these terms
These terms apply to your use of this website and to enquiries you make through it. They do not replace or override the tenancy agreement for any individual tenancy: where a tenancy agreement and these terms differ, the tenancy agreement is the document that governs that tenancy.
Our services and what we quote
We operate and manage residential properties, including houses and apartments let on long-term agreements. Our services cover residential letting, tenancy set-up, rent administration, property maintenance, routine inspections and communication with tenants.
We do not publish standing rent figures or a live availability feed for individual properties. Availability, rent and the terms of any tenancy are confirmed by us in writing for the specific property. Nothing on this site is an offer capable of acceptance; it is information about how we work and what to expect.
Where we provide management services to a landlord, the scope of those services and the fee for them are agreed in writing before the work starts. We do not introduce charges during a tenancy that were not part of that agreement.
Prices and payment
Rent for a residential tenancy is collected and administered according to the terms of that tenancy agreement. Any fee for a management service is confirmed in writing before the service begins.
Where a deposit is required for a tenancy, the amount and the arrangement — including any protection scheme — are those set out in the tenancy agreement and confirmed with you before you commit.
Where the service is carried out
We deal with enquiries across Europe remotely. The property itself is a physical one: viewings, inspections, repairs, handovers and any meeting about a property take place at the property, or wherever the relevant work physically has to happen.
Our registered office is at {REG_OFFICE}. It is our registered address for official correspondence and formal notices. It is not premises open to visitors and no property viewings take place there.
Cancellation, ending a tenancy and refunds
The terms on which a tenancy can be ended, the notice required and how any deposit is accounted for are set out in the tenancy agreement for that tenancy, and follow the law that applies to it. Notice requirements differ between tenancies and we will not paraphrase them here in a way that could mislead you.
Where you have paid for a service that we then cannot deliver, we will tell you and refund what has not been provided.
Our responsibilities and what we cannot promise
We take care to keep properties in the condition they were handed over in, to carry out inspections on the agreed schedule, and to handle repairs and tenant communication as described in the service you have engaged us for.
We cannot promise a particular property will be available by a particular date, that an application will result in a tenancy, or that a tenancy will run to a particular length. We also cannot guarantee the absence of defects in a property — the condition record made at move-in and at check-out is the reference for that, not any statement made on this site.
Acceptable use of this site
You may use this site for legitimate enquiries about our services and properties. You may not attempt to disrupt the site, gain unauthorised access to it or its systems, scrape its content for commercial reuse, or use it to send unsolicited commercial communications.
Intellectual property
The text and images on this site belong to us or are used under licence, and you may not reproduce them commercially without our written permission. Photography credits, where they apply, are recorded with the material used on this site.
Liability
We are responsible for losses caused by our own negligence in relation to a tenancy, subject to the terms of the relevant tenancy agreement. We are not liable for indirect or consequential loss, for loss of profit or income, or for loss arising from circumstances outside our reasonable control.
Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.
Complaints and disputes
If something has gone wrong, contact us at {EMAIL} or on {PHONE} and tell us what happened. We will acknowledge it and respond.
If a complaint concerns a tenancy, we will still follow the complaints procedure that applies to that tenancy where one is specified. Where a dispute cannot be resolved, you may refer it to the relevant dispute resolution service for lettings in England and Wales. We will provide the contact details for the scheme that applies to your tenancy on request.
Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute arising from them.
Changes to these terms
We may update these terms. The version in force is the one published on this page at the time you use the site or make an enquiry.
