Tenancy management
Landlord services across the tenancy
From finding a tenant to the final inspection, we run the day-to-day of a residential letting so the property stays usable and the tenancy stays on track.
Landlord services
Running a letting without living in it
Managing a tenanted property remotely means the boring parts have to be somebody’s job. We take on the parts that decide whether a property stays in good order and whether a tenancy ends without argument: finding and referencing a tenant, setting up the agreement, administering rent, inspecting on a schedule, and closing out repairs.
You keep the decisions that are yours as the owner. We tell you what is happening, in writing, and you can see what has been done.
Rent administration
Rent collected and accounted for against the agreement
Rent is collected and administered according to the terms of each tenancy agreement, not according to a standard schedule we apply to everything. Where a payment does not arrive as expected, it is flagged and raised with you at the point it becomes a pattern rather than at the end of a long tail of small problems.
Statements follow the agreement. If you need a particular format for your own accounting, we can work to it.
Tenant finding and referencing
Marketing the property, handling enquiries, assessing applications against criteria confirmed with you, and referencing before an offer is accepted.
Tenancy set-up
Tenancy agreement issued and signed, deposit protection arranged, move-in condition recorded before handover.
Rent collection and reconciliation
Rent collected per the agreement, reconciled against what is due, with arrears identified and escalated early.
Routine inspections
Scheduled visits at agreed intervals with a written condition report and a list of anything needing attention.
Repairs and maintenance
Reported issues logged, quotes obtained, work ordered and chased, with emergency work prioritised.
Tenant communication
A single named contact for day-to-day messages, so both you and the tenant are not chasing different people.
Inspections
Scheduled, recorded, and not treated as a surprise
Routine inspections are how a letting stays ahead. We visit at agreed intervals, record the condition of the property against the move-in report, and raise anything that needs attention — wear, damp, an appliance approaching the end of its service life — while it is still a small job.
Tenants are told when an inspection is happening. An inspection is not a confrontation and should not read like one.
