Hodson’s Properties
Long-term homes, and the tenancy that runs them
Houses and apartments let on long-term agreements, with rent administration, routine inspections and maintenance handled for the length of the tenancy.
What we do
Letting houses and apartments on longer terms
Hodson’s Properties operates and manages residential properties — houses and apartments let on long-term agreements rather than short stays. That difference matters: a tenant who plans to be there for a year is not the same problem as a guest for a week, and the way a property is run should reflect that.
Our work sits on both sides of a tenancy. For people looking for a home, we run a small residential portfolio and tell them honestly what is and is not available. For landlords, we take on the parts of a letting that are easy to neglect: tenancy set-up, rent administration, routine inspections, repairs and the conversation with the tenant in between.
Where a commercial term matters — rent, deposit, notice period, which obligations sit with whom — it is confirmed in writing for the specific property and tenancy. We would rather tell you that something needs confirming than publish a figure that turns out to be wrong.
For tenants
A home that is looked after, and an office that answers
Homes in our portfolio are released for letting as they become available, and we confirm availability directly rather than running a listing that may be weeks out of date. If you are looking for a long-term home, tell us what you need and we will come back with what we actually have.
During a tenancy you have one point of contact rather than a queue. Repairs are logged, tracked and closed out; routine inspections happen on a schedule you are told about in advance; anything urgent is treated as urgent. Rent is handled according to the terms of your tenancy agreement, and the same terms apply to everyone in the same property.
For landlords
Management across the whole tenancy
From finding a tenant through to the final inspection, we run the day-to-day so the property stays usable and the tenancy stays on track. The services below are the ones we take on; anything outside them we will tell you rather than quietly leave in place.
Tenancy set-up
Referencing, tenancy agreement, deposit protection paperwork and move-in documentation handled before anyone moves in.
Rent administration
Collection and reconciliation against each tenancy agreement, with arrears flagged early rather than at the end of the month.
Routine inspections
Scheduled visits at agreed intervals, with a written record of condition and anything that needs attention.
Repairs and maintenance
Reported issues logged, quoted, ordered and chased to completion, with emergency work handled as it comes in.
Tenant communication
One named contact for the tenant and for you, so messages get answered by someone who knows the property.
End of tenancy
Check-out inspection, condition report, deposit accounting and a clear close-out at the end of the term.
Day to day
The parts that get missed when nobody owns them
A letting rarely fails because of one dramatic event. It drifts: an inspection that slips a month, a repair that gets chased twice, a tenant who stops hearing from their landlord and stops replying. Left alone, those become the reasons a property costs more than it should.
Taking the day-to-day off your hands means somebody is accountable for each of them. You get told what happened, in writing, and the property gets looked at on a schedule rather than when a problem finally forces it.
How a tenancy runs
Three stages, in order
- 01
Before anyone moves in
Property prepared, tenant found and referenced, tenancy terms agreed in writing, deposit protection arranged and move-in condition recorded.
- 02
During the tenancy
Rent administered against the agreement, routine inspections carried out, repairs logged and closed, tenant communication handled by one contact.
- 03
At the end of the term
Check-out inspection against the move-in record, deposit accounted for, property handed back or the next tenancy prepared.
The paperwork
Terms confirmed before they matter
Rent, deposit, notice periods and maintenance responsibilities differ from property to property, so they are set out in the tenancy agreement for your home rather than published here as a single figure. The same applies to anything about deposits or tenant referencing: we follow what the agreement says and what the law requires for that tenancy.
If you want to know how a specific property is let before you commit to viewing it, ask. We will tell you the terms that apply to that property, and where something is still being confirmed we will say so.
