A residential lettings business, kept deliberately small
Hodson’s Properties operates and manages residential properties — houses and apartments available for long-term rental. Our services cover residential letting, tenancy arrangements, rent administration, property maintenance, routine inspections and communication with tenants.
We focus on well-managed rental accommodation and on supporting people properly across the length of a tenancy. That focus is the reason the portfolio is not larger: a property we hold has somebody who knows its history, which is what makes an inspection useful and a repair traceable.
We are a registered company in England and Wales. The registered office is a company address for filings and formal correspondence — it is not a walk-in office and we do not take property viewings there.
Why small
Somebody knows the property
A portfolio held at scale is managed by records and systems. That works, but it means nobody can tell you what happened to that boiler two winters ago without looking it up.
At our size, the person who deals with your property can answer from having dealt with it. That is worth more to a landlord than a slightly longer list of properties to choose between.
Long-term tenancies
We let on longer terms, not short stays, so both sides can plan beyond the next month.
Managed accommodation
Properties kept in the condition they were handed over in, through inspection and maintenance rather than reactively.
Rent administration
Rent collected and accounted for against the terms of each tenancy agreement.
Tenant communication
One contact, answering in the order things arrive, for the whole length of the tenancy.
How we work
Write it down
Most disputes in lettings come down to something that was agreed verbally and later remembered differently. We put the terms in writing before move-in, record the condition of the property at both ends, and keep the record.
It is less dramatic than a promise. It is also the thing that holds up when a property is handed back and both sides want their deposit back.
